How we check facts, and where the prices come from

Where the prices and statuses come from

The prices and statuses of all 253 apartments and villas across 11 developments come from the developer's database by feed and sync every hour. 68 are available now. Every page prints "Prices and availability as of 15 September 2026" — the date of the last record from the database, not the date the site was built.

A development's, an area's or a table's 'from' price counts available units with a price only: sold and reserved units are left out. All prices exclude VAT, as they stand in the developer's price list. On partner developments the buyer pays the developer's price; we add nothing on top.

The unit list, floor plans and per-block dates are taken from the developer's price list and drawings once, when a development is added, and cross-checked: a mismatch between the areas in the price list and in the drawings keeps the development off the site.

Where the distances come from

A development's coordinates come from the developer's database; where it has none, the developer supplied them, and every point has been checked with a geocoder — it sits on a residential street in its village, not in the sea. Kilometres and minutes to the sea, the centre, a school or the airport are driving routes (Mapbox Directions) measured when the development's map was built. The straight-line distance is always shorter, and we do not print it.

How the VAT is calculated

Under Law 42(I)/2023: the rate is 19%; the reduced 5% applies to the first 130 m² of covered area and the first €350,000 of the price if the home becomes the buyer's main residence; above 190 m² or €475,000 there is no relief at all. Covered area is the figure the developer uses, not rooms plus veranda added up.

One formula serves the whole site — the same one as in the developer's database; the rate chip in the table, the breakdown in the unit card and the calculator all run the same code. The Tax Department makes the final decision on the rate, so the site's calculation is a guide, not a tax opinion.

How the articles are checked

An article about a law or a tax cites the specific document, not a ministry's home page; every link in the sources carries the date it was last checked. Under the headline there is an 'In short' block with the whole answer; at the end, a change log of what changed and when. No article goes live until the owner has checked its figures.

Articles carry no personal byline: the company answers for the text. There are no credentials, reviews or ratings on the site by design — we do not publish what cannot be verified.

What the site does not do

It does not advise on tax or residency: where the answer depends on the buyer's circumstances, we describe the mechanism and refer you to a specialist lawyer. It does not name the developers of partner developments. It does not collect enquiries through a form: any question is a WhatsApp or Telegram message, answered by the owner.

Found an error

Send a WhatsApp or Telegram message saying what and on which page. We check against the primary source, correct it and record the change in the article's log. Prices and statuses are not corrected by hand: they update from the developer's database within the hour.
