Questions
Questions about Paphos areas
Which area of Paphos has the most affordable new builds?
In the catalogue, Yeroskipou: available apartments from €220,000 excluding VAT. The 'from' price counts available units only and updates hourly from the developer's database; the other areas are in the table above.
Which area of Paphos is closest to the sea?
Of the catalogue's areas, Lemba: 1.3 km to the beach by driving route from our building. Furthest from the sea are the hill villages, Konia and Tala. Kilometres for each area are measured by route, not as the crow flies.
Where in Paphos do you buy a villa, and where an apartment?
Villas with plots in the catalogue are in Konia, Agia Marinouda, Anarita, Peyia, Tala; apartments in Universal, Yeroskipou, Konia, Lemba. Available villas start from €490,000, so a budget up to €300,000 is answered by apartments, not houses.
How to choose a Paphos area: sea, centre or hills?
Three questions: do you need the sea on foot (then Lemba), the town on foot (Universal, next to Kato Paphos) or is the view and a plot what matters (Konia, Tala, Peyia — with a car every day). Then the budget decides: the table above shows today's 'from' price and how many homes are left in each area.
Where to avoid in Paphos?
Where to avoid depends on what you need close by. Want the beach on foot? Skip the hill villages: from our developments in Konia the sea is 7.3–9 km by road. Want the town close? Anarita and Peyia are 16–16.5 km from the centre of Paphos. Don't want to drive every day? In Konia and Agia Marinouda, shops and schools are down in Paphos or Yeroskipou. Want a quiet street all year? Kato Paphos, the tourist strip, is busiest in summer: Paphos airport had about 3.6 times as many arriving passengers in August 2025 as in January (CYSTAT). And on the hills of Tala, Peyia and Konia, expect slopes; Tala and Peyia are windier too, Peyia especially in winter.
