Methodwhere the figures come from
How the figures are calculated
The source is the developers’ price lists: ours for our own developments, the developer’s portal for the partner ones. The catalogue synchronises with it every hour, and the snapshot date is printed at the top of the page. Only available homes with a price are counted: reserved and sold homes say nothing about what you can buy today.
Prices exclude VAT. The standard rate is 19%; on a main residence the first 130 m² and the first €350,000 are taxed at 5% — the cost-of-buying page works the turnkey figure out for any home in the catalogue. The median is the middle of the price series, so one expensive penthouse does not pull it up. €/m² uses the covered area, the measure the tax department uses, not a “total” area that includes open terraces.
What sits behind each row is on the development pages: floor plans, statuses, payment schedule. By property type: new-build apartments in Paphos and villas and bungalows. How tax works when you buy and while you own — in the Cyprus tax 2026 article; what the same apartments earn as an investment property in Cyprus — in the yield article. The apartments under €400,000, each with its price including 19% VAT and its yearly communal fee, are listed on the investment property for sale in Paphos page.

Questionson the method
How to read these prices
What does the 'from' price mean?
The lowest price among the available homes in that row. Reserved and sold homes are left out, because they can no longer be bought. Next to it is the median, the middle of the same price series, which one expensive penthouse cannot pull up.
Are the prices with or without VAT?
Without VAT, as in the developers' price lists. The standard rate on a new build is 19%. If the home becomes your main and permanent residence in Cyprus and stays within 190 m² and €475,000, the first 130 m² and €350,000 are taxed at 5% and the rest at 19%. The figure for a particular home is worked out on its own card.
How often are the prices checked?
Every hour: the catalogue checks itself against the developer's database. The 'as of' date is the last day a price or status changed in this snapshot. If any development has not been checked yet, the page shows no check date, only the date of the last change.
Why are sold homes not in the price snapshot?
The snapshot answers one question: what can you buy today, and for how much. A sold home is a closed deal and its price-list figure no longer applies; counting it would drag the 'from' price and the median towards a price that no longer exists. How many homes are sold or reserved shows in the 'Available' column of the developments table.
