Dates come from the developer's database; a completed building has none, and Cypress Park's blocks have their own phases on the development page.

How the figures are calculated
'From' prices and medians count available units with a price only, excluding VAT; sold and reserved units are left out. The data syncs with the developer's database every hour; the snapshot on this page is dated 24 October 2026. Kilometres to the sea and the centre are driving routes from the building, measured when the development's map was built. How the rest of the site's facts are checked is on the page 'How we check facts'.
Questions on prices
The lowest price among the available homes in that row. Reserved and sold homes are left out, because they can no longer be bought. Next to it is the median, the middle of the same price series, which one expensive penthouse cannot pull up.
Without VAT, as in the developers' price lists. The standard rate on a new build is 19%. If the home becomes your main and permanent residence in Cyprus and stays within 190 m² and €475,000, the first 130 m² and €350,000 are taxed at 5% and the rest at 19%. The figure for a particular home is worked out on its own card.
Every hour: the catalogue checks itself against the developer's database. The 'as of' date is the last day a price or status changed in the catalogue. If any development has not been checked yet, the page shows no check date, only the date of the last change.
Before you choosesame data
13 developments in and around Paphos — apartments from €220,000, villas from €490,000, one of them our own building in Universal, the rest hand-picked partner developments we've checked ourselves. Paphos is where more British buyers choose to own a home than anywhere else on the island. Every listing shows its price, its availability and its construction stage; nothing is marked "POA". Contracts are lodged with the Land Registry before staged payments begin, whichever development you choose.
Paphos is where more British buyers choose to own a home than anywhere else on Cyprus. Prices here run from studios and one-bedroom apartments around €220,000 to three- and four-bedroom villas with private pools above €490,000. New-build homes come with a published payment schedule and a contract that’s lodged with the Land Registry before you pay anything beyond the reservation deposit — the same protection whether you’re buying an apartment or a villa.
