What the completion date means
The date in these tables is the quarter by which the building is due to be finished. For partner developments it comes from the developer's database; for our own developments we set it. The catalogue checks partner dates against that database every hour, along with prices, so a revised date shows up here within two hours. Aurelia Homes and Imperium Resort are not in that check yet.
In the sale contract, find the completion date and what the buyer is entitled to if the building is late: whether there is a grace period and how long it is, whether the seller pays for the delay, and whether you can cancel and get your money back. Your lawyer reads that clause before you reserve, not after.
Completion is not yet the title deed. The separate deed for a home is issued after the building is finished and signed off, and in that gap, as during construction, the buyer is protected by the contract lodged with the Land Registry. How that works is in title deeds in Cyprus.

How payments work while the building goes up
The order is the same for every development in the catalogue. The reservation is €10,000, non-refundable and credited against the price: the home comes off the market and the price is fixed in euros. Then the contract is lodged with the Land Registry, and only after that do we ask for the first payment. The rest is paid by construction stage, each time for a stage that is already finished.
The further along the build, the larger the first payment, because completed stages are rolled into it. At Michelle Park, our own development, it is 50%. The split depends on the development and on how far the build has got; we send the exact schedule for a specific home before any reservation. One-off costs on top of the price are on the cost of buying property in Cyprus.
